AI for Real Estate Investors.
Brandon Turner’s weekly guide to using AI for a better life through real estate investing.

Mid-September already. The summer blur is fading fast, and if your inbox and your data questions have been running you instead of the other way around, this issue has two tools worth your time.

We also have a sponsor story on funding the full BRRRR cycle, and a reader who built his own property management software from scratch using AI instead of paying for another clunky enterprise subscription. Good stuff across the board.

In This Issue
  1. An AI that reads your sent emails and starts drafting replies that sound exactly like you
  2. Ask your company data a question in plain English, get back a dashboard, no SQL or data team required
  3. Two investors built their own property management software instead of paying for enterprise tools, here is what it does
  4. A tenant screening prompt that hunts for the red flags that look fine on paper

Fyxer's AI Assistant Learns Your Email Voice and Handles Your Inbox

Fyxer built an AI executive assistant that reads your inbox, drafts replies in your own voice, and organizes your messages without you touching them. The system runs on OpenAI's models with fine-tuning on each user's actual sent emails, persistent memory, and a feedback loop that improves every time you edit a draft. Fyxer trained on more than 500,000 hours of real executive assistant workflows, and instead of one catch-all model, it routes different email tasks through 30 to 50 specialized model variants covering triage, drafting, and follow-up tracking. The numbers from OpenAI's case study are striking: 90% of users are still active 90 days after signing up, and 53% of AI-drafted emails go out without a single edit.

For anyone managing a busy inbox, the appeal is pretty obvious. AI email tools usually fall apart because they sound generic, so you end up rewriting everything anyway. Fyxer is built specifically around that problem. The more you use it and correct it, the less correcting you have to do over time. That feedback loop is what separates it from basic autocomplete. It works with Gmail and Outlook, and it also joins meetings to produce notes and follow-up items. This is a live commercial product, not a research project, though some newer features are still rolling out. If your inbox is already a problem, this is a concrete tool worth a look.

ChatGPT Work Now Lets Any Employee Query Company Data and Build Dashboards in Plain English

OpenAI has added a Data agent to ChatGPT Work that connects directly to a company's approved data sources and lets any employee ask business questions in plain language, then get back interactive dashboards they can edit, share, and refresh. No SQL, no waiting on a data team.

From Purchase to Refi: Funding the Full BRRRR Strategy.
An investor recently found a strong BRRRR opportunity with a $185,000 purchase price, a $41,400 rehab plan, and a projected ARV of $285,000. The deal had real upside, but they needed a funding partner who understood the full BRRRR process, from purchase and rehab to refinance.
BetterLife REF helped structure the value-add purchase loan, then supported the refinance once the property was renovated, rented, and stabilized.
The property hit its $285,000 appraisal target with a 1.24 DSCR, helping the investor free up capital and move into their second BRRRR deal just one month later. Ready to fund your next rental, BRRRR, or value-add deal? See what BetterLife REF can do for you.

My AI Rabbit Hole

How I’m Using AI This Week

It may not always be about real estate investing — every week I share the AI rabbit hole I’m personally going down.

This week I used ChatGPT and Claude together to build a full brand identity and working website mockup for a real estate company in about 10 minutes.

Built Your Own Property Management Software With AI Instead of Paying for Enterprise Tools

Submitted by Noah Lencki

WHAT IT DOES

Meridian (meridianpm.app) is a custom property management platform my brother and I built for small owner-operators like me. It tracks maintenance, income and expenses, tenant information, and reminders in one readable dashboard. No more jumping between spreadsheets and software that half-fits. We also built it out to support multiple user accounts so other investors can use it.

THE PROBLEM

I was tired of cobbling together spreadsheets, reminders, and software that never quite fit, just to keep my own properties running. The enterprise tools cost hundreds of dollars a month and were designed for investors operating at a scale I'm not at. I didn't want to pay for that, and I didn't think I should have to. There had to be a way to get clean, integrated tracking without the bloated price tag.

HOW I BUILT IT

My brother and I used Claude Code and ChatGPT to write and build the platform, then hosted it on Vercel. From there we spent time importing our existing data and refining how the tool behaves so it works exactly the way we want it to. We also built out the infrastructure for multiple user accounts so Meridian could be made available for other real estate investors to buy and use.

THE RESULT

I've been actively using Meridian for about a month and it's already changed how I access and use data. Rent collection is at 100%. Metrics like ROI and cashflow are easy to pull up and read, which makes decision-making faster. I'm saving hours I used to spend wrangling spreadsheets and chasing down numbers. And because the foundation is already built for multiple users and future growth, scaling up won't mean starting over or paying for a system that doesn't fit.

Prompt of the Week

Steal this one. Paste it into ChatGPT or Claude and make it yours:

The Prompt
“You are a tenant screening analyst who has been burned by every red flag that looks fine on paper. Here is my rental criteria and the application I am reviewing: [paste your minimum requirements and the applicant's income, employment, rental history, and any notes]. Score this applicant against my criteria, flag every gap or inconsistency, and tell me the three questions I must ask this person before approving them. For each question, tell me what a strong answer looks like versus an answer that should make me pause. Then tell me the one thing on this application that landlords typically overlook that has ended leases early, and whether I see it here.”
