Ryan Pineda quit real estate, should you?

In the middle of recording my podcast, I texted Ryan Pineda.

Here's exactly what I sent:

"Hey, totally unnecessary, but if you're sitting bored right now and you want to call and say hi on a podcast, we're just talking about you."

(Hold onto that word, bored. I'm coming back to it.)

He called. Live. In the middle of the episode.

(Strong flex, I know. My co-hosts made sure I knew too.)

If you missed the news: Ryan, one of the biggest names in real estate, just shut down his flipping and wholesaling business. 11 years. Almost a thousand deals. Done.

He explains why in his own words here.

And real estate investors everywhere quietly asked the same question: If Ryan's out... should I be?

Here's what he told us.

His golf mastermind, M19, is "about to hit 10 million bucks in revenue" in less than 18 months. It's recurring. It's what he loves. Flipping and wholesaling just aren't worth it for the active income anymore.

And he's not walking away from real estate. He's keeping it for the taxes and the long-term wealth.

His words: "I still think people can make a ton of money in real estate... It's just really hard." And: "The only reason I'm getting out is just because I have better opportunities."

So no, Ryan didn't quit because real estate is dead.

He quit because something else was working.

That's the part a lot of investors will miss.

I've watched a lot of people with a really good business (a dental practice, an agency, a roofing company) get bored and jump into real estate.

Not because it was the best use of their time. Because it was new.

They take a business that's at 10, starve it, and start something new at 0.

It's a lot easier to go from 10 to 100 than from 0 to 10.

Ryan did the opposite. He found his 10 and went all in.

But this isn't about Ryan. It's about you.

What's your 10?

Maybe it IS real estate. Your flips are working, and you're itching to start a storage fund because you're... bored.

Maybe it's your career, and the smartest real estate move is buying rentals with the profits, not quitting to go full-time.

Or maybe you're at zero right now. That's okay. Everybody starts there. Just know which game you're playing.

You can hear the whole episode here. Ryan calls in around the 22-minute mark. And if you want my blunt take on who should NOT go all in on real estate right now, jump to 1:02:57. (Short version: if you're behind on your credit cards, put on your pants and go get a job.)

I texted Ryan in case he was bored.

He wasn't.

He was busy building his 100.

What's your 10? Hit reply and tell me. I try to read every one.
