"I'm just waiting for rates to come down."

"I'm just waiting for rates to come down."

I've heard that sentence more this year than "good morning."

(Okay, maybe not more. But it's close.)

Right now the 30-year rate is like 7.25%.

Feels high, right?

Here's what nobody wants to hear:

Over the last 50 years, the average has been about 7.6%.

Today's rate isn't the weird part.

The weird part was 2012 to 2021. Rates averaged under 4% and bottomed out at 2.65% in January 2021.

That was the exception. We all just got used to it.

So if you're waiting for 3% to come back, you might be waiting for a world that was never normal in the first place.

You can wait forever.

Or you can ask a better question.

In Rich Dad Poor Dad, Robert Kiyosaki's poor dad answered anything expensive with "I can't afford it." His rich dad wouldn't let him say that. He made him ask, "How can I afford it?"

One sentence shuts your brain off. The other one puts it to work.

Real estate has its own version:

Amateurs say, "I can't get cash flow."

Professionals ask, "How do I get cash flow?"

"I can't" ends the conversation. "How can I?" starts one.

And right now, the people asking "how" are finding answers.

Assisted living is crushing it.

Flipping still crushes, if you actually know what you're doing.

Renting by the room is doing really well.

None of those need rates to go back to 3%. They just need you to learn something harder than "buy a house, rent it to a family."

I put 20+ of these strategies into my fringe playbook. You're already on my list, so there's no form and no opt-in. Here it is. Grab it.

But this isn't really about rates. It's about you.

What have you said "I can't" about this year?

What would happen if you swapped it for "How can I?" for just one week?

Because here's what happens when everyone waits:

Fewer offers. Less competition. More sellers willing to talk.

The opportunity doesn't go away. It just goes to whoever's still asking.

So tonight, open the playbook, pick one strategy, and run one real property through it. Just one.

Everyone's waiting.

Let them.

Somebody's going to buy the deals they're waiting on. It might as well be the person asking how.

Hit reply and tell me the "I can't" you're turning into a "how can I." I try to read every one.

To your Better Life,

Brandon
