Something I'm Reading:
I’m reading Edge of Anarchy by Kyla Stone on Kindle. Its a fiction series and long (7 books total). I shared book one of the series in BTB a few weeks ago and currently on book 3.
Something I Teach:
This week I’m taking some time to decompress after a crazy busy Disney vacation. More sleeping, more reading, more movies. Ironically, this is when my brain tends to come up with the best ideas and strategies. It’s super refreshing and I’ll come back better. So if it’s been a while since you took some time to just relax, go right now and book a hotel or a cabin or something. You won’t regret it.
Something Cool I Own:
AeroPress! Makes a great cup of coffee, better than a coffee pot and I like it more than a pour over. Easy to clean, easy to keep your coffee perfectly consistent, and small enough to store and take with when traveling. Especially good with BeardyBrew coffee!
Something I Photographed:
Each week I share a photo I snapped in the previous week. Sometimes serious. Sometimes random and funny. Maybe a selfie once in a while. Just because.
This “man in a glass box” looks so incredibly real. But he’s not :) Found in the Orlando airport during my Disney travels.
Something I'm Excited About:
Two things I’m excited about: 1) Open Door Capital just sold Fund 1 (35%+ IRR to our investors) and 2) we’re about to launch our newest apartment investment opportunity! It’s been a busy few weeks! It fires me up seeing the growth of ODC and delivering some incredible returns to our investors. My passion has always been helping others build wealth through real estate and I love seeing ODC do that for our investors. Win win!
If you’re curious about our newest apartment offering, it’s Cheval Apartments — a 387-unit, Class A apartment complex located in a prime sub market of Houston, TX. We launched this deal to our existing investors earlier this week and one of the share classes is already full, so be sure to check out ODCfund.com/cheval if you’re interested (accredited investors only). Also, for legal reasons, I must disclose that Open Door Capital’s past performance does not guarantee future results.
Something I Can Answer:
Each week, I'll be answering one question from someone on my BehindTheBeard textletter! Want your question answered? Submit it by simply replying to this text!
Question: “Once a property has appreciated, how do you decide wether to cash out and refi vs sell?” -Noah
For me, that typically comes down to a) wether I think the property will continue to significantly appreciate and b) if I like managing that property. If I feel like the property will continue to appreciate, I will refi and hold it. But if the property has been causing headaches, I don’t like it, or it doesn’t fit my current investment plan, I will sell it!
Your Friend,
P.S. Have a question you want answered by me? Reply to this text with your question - I pick one to answer each week in Behind the Beard and do my best to reply to others directly via text.
