Something I'm Reading:

Currently reading book two in the Red Rising saga, “Golden Son.” So far, so good. Also…”Goodnight Moon” many, many times in a row. It’s Wilder’s favorite book.

Something I've Learned:

I’ve been toying with the idea of getting a “real office” for my Open Door Capital team out here in Hawaii. This week I learned that there’s an SBA loan that a business can get into for 10% down as long as they occupy 51% of the building. Which means...I can “house hack” an office! We’re starting our search!

Something I've Purchased:

Bought a duplex in my old area of Grays Harbor County - at the courthouse auction (I bought it with my in-laws)! Technically, we bought it a few months ago, but was able to get inside it for the first time this week. Video to come!

Something I Photographed:

Each week I share a photo I snapped in the previous week. Sometimes serious. Sometimes random and funny. Maybe a selfie once in a while. Just because.

Question:  Should I pay off all my debt before investing in real estate? -Rasheeda

I’m not a fan of high interest debt, like credit cards. I would definitely pay that off before investing a lot of my own money in real estate. However, as anyone who knows me knows, there are ways to invest in real estate without using any money.

So what would I do? I would use all my extra money to pay off high interest credit card debt and also invest in real estate at the same time using creative strategies. Two birds, one stone!

As for other debt like home mortgages or student loan debt, if they are under 5%, I would probably just keep paying the minimum and also pay them off in big chunks as I make profit from other ventures like flips or active income methods.
