Something I'm Reading:

Took a little break from the non-fiction to read a story from one of my favorite authors, Dean Koontz. The book is called “The Other Emily” and, while dark and creepy - it’s excellent so far.

Something I've Learned:

I often mention that when my Rosie was born, I bought her a rental property and plan to pay it off over the next 15-or-so years, in an effort to pay for Rosie's total college education via my tenants. I'm working on a similar plan for Wilder - but what I realized yesterday, is that while that plan is great, I could also simply take $50k, put it into a real estate syndication, and if I can average an 13% average return (which is less than we project for deals at Open Door Capital) I'll have over $250,000 in profit from that $50k.  In other words: I don't even have to buy a property myself, I can just dump it into a fund.  I don't know why I never thought of that before. Now my mind goes to:  what if I launched a "15-year hold" apartment deal each year, with the goal of bringing together hundreds of people who want to do the same thing. Interesting idea.

Something I've Purchased:

I just bought this letter board from Amazon. You'll see why in the coming weeks on my Instagram, but i'll give you a hint: it's for the launch of my upcoming book, The Multifamily Millionaire volumes 1 and 2.

Something I Photographed:

Each week I share a photo I snapped in the previous week. Sometimes serious. Sometimes random and funny. Maybe a selfie once in a while. Just because.

Something I'm Excited About:

Got a really exciting real estate deal under contract in Colorado and we're going to launch the raise for it next week! I'm excited to break into that real estate market and bring a bunch of Limited Partners with me!

Something I Can Answer

Each week, I'll be answering one question from someone on my BehindTheBeard Text List! Want your question answered? Submit it by simply replying to this text!

Question:  “How do you manage your team at Open Door Capital?” - Matt

We follow the book Traction by Gino Wickman with a system they call the “Entrepreneurial Operating System” (EOS). When I put that into practice, my workload was cut down from 20 hours a week to about 5 hours a week because the system manages people - I don’t have to manage people. It’s amazing and has been pivotal to our growth at ODC.

Exclusive Bonus

If you missed it last week, here is a video which is only available to those subscribed to Behind the Beard. I share the 5 things I wish I knew before I started investing in real estate. You can watch it here. I hope you enjoy it!
